A recurring house cleaning in Northern Virginia typically costs $200 to $285 per visit for a three-bedroom, two-bathroom home. What you pay depends on the size of your home, how often you have it cleaned, and whether the company charges by the hour or by the job. That’s the short answer. Here’s how that number is put together, and what’s worth checking when you’re comparing house-cleaning companies.
What sets the price
Most reputable companies price on two inputs.
The size of your home. Some use square footage, pets, room count and an in-home assessment, which is why getting a quote can take days. We use bedrooms and bathrooms, because it gets us close enough and you can answer it without a tape measure.
One thing worth knowing if you’re pricing with us: enter the counts from your MLS listing, even if the fourth bedroom is really an office. As homes in Northern Virginia are fairly consistent, we use bedrooms and bathrooms as a proxy for overall square footage and usage in the home. So you don’t need to measure anything!
Those numbers stand in for the size of the whole home, and your price covers the whole home either way, kitchen, living areas, dining room and stairs included.
How often you have it cleaned. This is the lever most people don’t realize they’re holding.
Cleaning more often costs less per visit
A home cleaned every week never gets as far from clean as one cleaned monthly, so each visit takes less time. Most companies price that in. We publish exactly how, and for a 3BR/2BA home in Arlington it works out like this:
- Monthly is the base rate, roughly $285 a visit.
- Every two weeks is 25% off the base rate, roughly $214 a visit.
- Weekly is 30% off the base rate, roughly $200 a visit.
So a weekly household isn’t paying four times what a monthly household pays. It’s a smaller gap than most people expect, and the home stays in a genuinely different condition.
By the hour, or by the job?
This is the question worth asking any company you’re comparing, and it changes what the number means.
Hourly means the final cost isn’t known until the work is done. An “estimate” is a guess made before anyone has seen your home, and the invoice reflects however the day actually went.
Flat rate means the number you see when you book is the number you pay. It doesn’t move because the team hit traffic on Route 7 or I-66, and it doesn’t creep up in month four.
We quote a flat price, and we do it without an in-home estimate, which also means nobody has to be in your kitchen with a clipboard on a Tuesday evening.
What’s usually included, and what isn’t
Included in a recurring cleaning with us:
- Every room in the home, not just the ones used to calculate the price
- Kitchen, living and dining areas, hallways and stairs
- Products and equipment, brought by your crew
Priced separately as add-ons:
- Inside the refrigerator
- Inside the oven
- Screened-in porch
- Deep cleaning package
These four are add-ons at most companies for the same reason: they take real time, and most homes don’t need them every visit. Being able to add one this month and skip it next is worth more than paying for them year-round.
The three line items people forget to ask about
The headline price isn’t the whole picture. These are worth checking with anyone you’re considering.
Cancellation terms. Ours: let us know by 3pm the day before and there’s no charge. After that, or if we arrive and can’t get in, it’s $50. Every company has some version of this. It’s better to know it now than the week your plans change.
When you’re charged. We charge the card on file after the appointment, usually the next business day, and Stripe sends the receipt automatically. No deposit, no prepayment, no invoice to chase.
Tipping. Appreciated, not expected. If you’d like to, $5 to $20 a visit is what most of our clients do. It isn’t built into the price.
What the lowest quote usually leaves out
The cheapest number you’ll find in Northern Virginia normally comes from an individual working cash-only. Sometimes that works out well for years, and plenty of people are happy with it.
What you’re trading is what happens when something goes wrong. There’s usually no insurance or bonding behind it, so a broken vase is your problem. There’s no backup when one person is sick or on vacation, so your Thursday disappears with no notice. If they do bring in an extra set of hands, it’s someone who doesn’t know your home and someone who may or may not even have been vetted. And, lastly, there’s often nobody to call when a clean falls short.
The national franchises solve some of that and bring a different issue: turnover is high, so it’s often a different crew each visit, and nobody remembers that the guest bath faucet sticks.

We use the number of bedrooms and bathrooms as our pricing model as a simple way to estimate square footage and number of rooms within the home. The industry typically uses a frustrating formula of square footage + pets + number of rooms + in-home assessment + other factors. By sticking with the number of bedrooms and bathrooms, we are able to estimate the size of the kitchen, living room, dining room, stairs, hallways, and other parts of the house. Although you may not use all bedrooms and bathrooms, please enter the total number of bedrooms and bathrooms for pricing.
Do you offer one-time cleanings?
We don't, and it's on purpose. WellNest takes recurring weekly, biweekly, and monthly clients only, and that's actually a benefit to you. One-time jobs are unpredictable: a clean that should take three hours can turn into six, which throws off the day and makes the team late for their regular customers. By sticking to recurring work, we can show up when we say we will, give your home the time it needs every visit, and keep your service consistent. Saying no to one-times is how we protect the reliability our recurring clients count on. It tends to be easier on the budget, too: because the home stays maintained between visits, the per-visit price is lower than a one-off deep clean, and spreading the cost across the month lands more comfortably than a few large charges a year. You can pause, skip, or change cadence anytime, and there's no long-term contract.
How does scheduling work, and what if I need to cancel or reschedule?
Recurring service runs on a fixed schedule (weekly, biweekly, or monthly) on the day and arrival window we agreed up front. Rescheduling is straightforward. Let our office know and we'll work with you to find another slot. To avoid a $50 cancellation fee, please give us notice by 3 pm the day before your scheduled cleaning. The same fee applies if we arrive for a scheduled cleaning but aren't able to gain access to your home.
