How Pricing Works
What You Pay, and What Sets It
-
Bedrooms and Bathrooms, Not Square Footage
The industry standard is square footage plus pets plus room count plus an in-home assessment, and it can take days to get a final price. Homes in Northern Virginia are fairly consistent, so we use bedrooms and bathrooms as a proxy for size and usage. Enter the counts from your MLS listing, even if the fourth bedroom is really an office. You don't need to measure anything.
-
Cleaning More Often Costs Less Per Visit
A home cleaned every week never gets as far from clean as one cleaned every month, so each visit takes us less time. Monthly is the base rate, every two weeks is 25% off that rate, and weekly is 30% off. A weekly household isn't paying four times what a monthly household pays.
-
Your Price Covers the Whole Home
Every room, not only the bedrooms and bathrooms used to price it. Kitchen, living and dining areas, hallways and stairs are all included, along with all products and equipment, brought by your crew.
-
Add-Ons, Priced Separately
Inside the fridge is $125, inside the oven is $125, a screened-in porch is $60, and the deep cleaning package (inside fridge and oven, baseboards and an overall deeper scrub) is $225. These are separate because most homes don't need them every visit. Add one this month, drop it next month.
-
What You Won't Pay For
No in-home estimate, so nobody walks your home with a clipboard before you can find out the price. No quote request form and no waiting for a callback. No contract. And no surprise on the invoice: the price you see when you book is the price you pay, even if the day runs long.
-
Billing, Cancellations and Tipping
Your card is charged after the appointment, usually the next business day, with an automatic receipt from Stripe. No deposit, no prepayment. Let the office know by 3pm the day before to cancel or reschedule at no charge; after that, or if we arrive and can't get in, there's a $50 fee. Tipping is appreciated but never expected, and $5 to $20 per visit is typical.
Refer a neighbor and they get $100 off their first cleaning while you get a free cleaning as our thank you. New clients get $100 off a first cleaning with code HOME100.

Common Questions
Pricing: Frequently Asked Questions
How much does cleaning cost?
For a three-bedroom, two-bathroom home in Northern Virginia, a recurring cleaning is $285 a visit monthly, $214 every two weeks, or $200 weekly. Cleaning more often costs less per visit, because the home never gets far from clean. Your own price depends on the size of your home. Enter your ZIP code, bedrooms, bathrooms and how often you'd like us, and you'll get an exact number in under a minute. It's a flat rate, so the price you see when you book is what you pay.
Is house cleaning cheaper if I book more often?
Per visit, yes. A home cleaned weekly never accumulates what a monthly home does, so each visit takes us less time. We price every-two-weeks service at 25% below the monthly base rate, and weekly at 30% below. For a three-bedroom, two-bathroom home that's $285 monthly, $214 every two weeks, or $200 weekly. There's no contract, so you can change your cadence any time.
Do you charge by the hour or a flat rate?
A flat rate. The price you see when you book is the price you pay, and it doesn't change because a visit ran long or the team hit traffic. Many cleaning companies quote by the hour, which means the final cost isn't known until the work is finished. We also don't need an in-home estimate to give you a price.
I see your pricing is based on the number of bedrooms and bathrooms in the home. But what about the kitchen, living room, dining room, stairs, etc.?
The cost as shown on our Home Page is inclusive of the entire home, unless otherwise requested. We simply use the number of bedrooms and bathrooms for pricing purposes as it is the most efficient and simple approach.
I don't use all the bedrooms and bathrooms in my home. What should I enter for pricing?
We use the number of bedrooms and bathrooms as our pricing model as a simple way to estimate square footage and number of rooms within the home. The industry typically uses a frustrating formula of square footage + pets + number of rooms + in-home assessment + other factors. By sticking with the number of bedrooms and bathrooms, we are able to estimate the size of the kitchen, living room, dining room, stairs, hallways, and other parts of the house. Although you may not use all bedrooms and bathrooms, please enter the total number of bedrooms and bathrooms for pricing.
Do you offer one-time cleanings?
We don't, and it's on purpose. WellNest takes recurring weekly, biweekly, and monthly clients only, and that's actually a benefit to you. One-time jobs are unpredictable: a clean that should take three hours can turn into six, which throws off the day and makes the team late for their regular customers. By sticking to recurring work, we can show up when we say we will, give your home the time it needs every visit, and keep your service consistent. Saying no to one-times is how we protect the reliability our recurring clients count on. It tends to be easier on the budget, too: because the home stays maintained between visits, the per-visit price is lower than a one-off deep clean, and spreading the cost across the month lands more comfortably than a few large charges a year. You can pause, skip, or change cadence anytime, and there's no long-term contract.
How does scheduling work, and what if I need to cancel or reschedule?
Recurring service runs on a fixed schedule (weekly, biweekly, or monthly) on the day and arrival window we agreed up front. Rescheduling is straightforward. Let our office know and we'll work with you to find another slot. To avoid a $50 cancellation fee, please give us notice by 3 pm the day before your scheduled cleaning. The same fee applies if we arrive for a scheduled cleaning but aren't able to gain access to your home.
When will my credit card be charged?
Credit cards are charged after the appointment, typically the following business day. You will receive an automated receipt directly from Stripe when the card is charged.
Should we tip the crew?
While tips are certainly appreciated, they are definitely not expected. If you’d like to tip, standard protocol for the team is $5 to $20 per home, depending on the size of the home.
